  1. What is Title Insurance?

    Title Insurance has the unique distinction of being one of the only lines of insurance invented in the United States. Title Insurance protects a home owner, via the Owner's Policy, or mortgage lender, via the Loan Policy, from financial loss due to defects in the chain of title, liens, encumbrances, unpaid taxes and a myriad of other problems.

  2. What are "defects" in a title?

    It is often difficult to detect problems, known as "defects" from the public records of a titled property. These defects usually fall into the following categories:
    • errors in records or clerical work
    • a forged will or deed
    • improper legal interpretations
    • undisclosed heirs
    • hidden marriages and divorces
    • confusion due to similar names
    • invalid court proceedings


  3. When does my Title Policy start?

    The effective date and time of your Title Insurance Policy is the date and time the documents are recorded at your local courthouse. Your policy then covers you from the effective date and time all the way back through the history of your property and will protect you against any errors or fraud that was committed in the past.

  4. Am I Required to buy Title Insurance?

    The vast majority of lenders in the United States require that Title Insurance be obtained regardless of the type of loan- construction, purchase money or refinance. Most states do not require that owners buy Title Insurance on transactions that do not involve a mortgage (such as a cash purchase) but the coverage afforded by the Owner's Policy is very reasonable when weighed against the financial costs that a title dispute can generate.

  5. Can I shop for the best Title Insurance rate?

    This depends upon which state your property is located in. In Pennsylvania, all title insurance companies and agents are required to charge the same rates based upon those determined by the Title Insurance Rating Bureau of Pennsylvania and the Pennsylvania Department of Insurance. In other states, particularly in the Midwestern United States, title companies and agents are allowed to file their own title insurance rates which affords some opportunity for shopping for a better rate.

  6. Are there any special Title Insurance rates or discounts available?

    Yes, in some states. In Pennsylvania, reduced title insurance rates (known as the Reissue Rate and Substitution Rate) are available to homeowners that can produce a title insurance policy from a prior transaction. If you have a copy of your prior policy, it would be a good idea to provide one to your real estate agent or loan officer prior to closing.

  7. Will a Title Insurance policy protect me against losses from flooding or mine subsidence?

    The answer is no and no.

    Homeowners are encouraged to visit FEMA's National Flood Insurance Program website for more information about flood insurance.

    In Pennsylvania, homeowners should visit the Pennsylvania Department of Transportation's Mine Subsidence Insurance website for more information about mine subsidence insurance.

  8. Am I allowed to choose my Title Insurance Provider?

    Absolutely. Under Federal Statute, you are allowed to choose your title insurance provider and your real estate agent, or loan officer, may not force you to use a company that do not wish to use. Unfortunately, due to the proliferation of Affiliated Business Arrangements, it is not uncommon for one of these parties to attempt to steer your business to a "captive" title insurance agency in order to receive some type of financial reward (either illegally through kickbacks or legally through formation of a RESPA compliant title agency.)

    The bottom line is that we feel only truly independent title agencies, such as Nation One, can provide you with the highest quality of service and treat every transaction as a unique opportunity to showcase our talents.

  1. Why would I want to use Nation One Settlement Services, LLC?

    Experience. Over the past two or three years there has been an explosion in the number of title insurance agencies throughout the United States. Many of these agencies were built upon the refinance boom and were, in many cases, staffed with inexperienced individuals who were in the business for the short term gain. Nation One is staffed with some of the most experienced title insurance professionals in the business. Unlike many other title agencies, we welcome difficult transactions and specialize in purchase as well as commercial settlements.

  2. Are you interested in affiliated business arrangements?

    No. Our experience is that affiliated business arrangements offer the consumer the worst possible service at the worst possible price. As a truly independent title agency, we are not owned or controlled by any transaction producing entity. In these days of affiliated business arrangements, you have to be very careful who you send your orders to— it may be a storefront for a competitor and you could be putting money in their pockets.

  3. How can I send an order to Nation One?

    We are very flexible in how our clients send orders to us. Some of them like to call on the phone and give us the information verbally, others like to send the information via fax by downloading our Order Form. We will accommodate our customers' needs and adjust our system to match their capabilities.

  4. What other services do you offer?

    Our philosophy is to not only provide outstanding customer service but to also make our clients more competitive companies.  Answers for Pennsylvania Approved Attorneys


  1. Once I have submitted by Attorney's Opinion of Title, how long will it take to receive my Title Insurance Commitment?

    Our policy is to return title insurance commitments to our approved attorneys within 24 hours of receipt of their opinion of title. In many cases, it is not unusual for us to provide a commitment on the same day the opinion of title is received.

  2. Once I have closed my transaction, how long will it take to receive my Title Insurance Policies?

    Once you have closed your transaction, and recorded the documents, simply mark-up the commitment and provide the recording information to us. Upon receipt of this information, we will generate the loan and/or owners title insurance policy within 24 hours of receipt of the marked up commitment. Nation One will ship the original loan and owners policy to the respective recipients and send you copies for your files.

  3. How do I become an Approved Attorney of Nation One Settlements?

    We are required to receive approval from our underwriter for all new approved attorneys. Generally, this process takes 24 to 48 hours and requires completion of a short application as well as proof of E&O Insurance.
